The village only has 3 residential lots left for sale. There are only 4 privately owned residential lots and some of those aren't for sale. The last residential subdivision was done in 1981. There were 21 lots and it has lasted us until now. It was slow to develop in the early 80's but we have been selling an average of 3 lots per year over the last 3 years.

The demand for housing has accelerated during the last two years because there have been some large developments in the area. Elite Swine has built several large hog operations near the village and we have been getting an average of 3 inquiries a week for rental housing of which we have almost none. One local resident has expressed an interest in building an apartment complex in the proposed subdivision. Many of the people who are looking for rental housing now will be candidates to build housing once their jobs are secure and they are sure they will be staying here. Prime Perforating just completed a large explosives facility northwest of the village and they will eventually employ 25 people who will need to live near their work.

We have had many inquries from people wanting to buy mobile home lots right now as we will have both R1 and RG lots in the new subdivsion. Council feels there is a real need for affordable housing in the village for young people just starting out and seniors on fixed incomes. We have had an inquiry from a developer of mobile home lots to buy 8 lots when they are ready and put mobile homes on them for sale.

We have an industrial park in the village that was developed in 1981. We have sold all of the 19 developed lots in it plus 20 acres of undeveloped industrial land to our fertilizer plant, oilfield servicing companies, a construction company, an antique truck restorer, and other local businesses.

We recently completed a land swap with our fertilizer company, which gives us another 25-acre land bank of undeveloped industrial land. Purchasers develop our industrial land as they buy it. The land sells for $4000/acre plus the cost of survey, subdivision and services. The purchaser can choose the amount and configuration of land they want.

We would like to find a developer to do the construction of the new residential lots.
